If you’re in the market for a custom home near Park City, three names keep coming up: Promontory, Tuhaye, and Victory Ranch. All three are private, gated, and loaded with amenities. All three attract serious buyers who want mountain living done right. But they’re very different communities — and picking the wrong one means building a multi-million-dollar home in a place that doesn’t match how you actually live.
We’ve built custom homes across Summit and Wasatch counties for over 20 years. Here’s the honest breakdown of Promontory vs. Tuhaye vs. Victory Ranch — no sales pitch, just what matters when you’re about to break ground.
Promontory: The Full-Service Mountain Club
Promontory spans over 7,200 acres east of Park City and bills itself as the most amenity-rich private community in Utah. That’s not an exaggeration. Over $400 million has been invested in amenities here, and the list is staggering:
- Three golf courses — Jack Nicklaus Painted Valley, Pete Dye Canyon, and The Hills Par-3
- Two private ski lodges — one at Deer Valley, one at Park City Mountain, with shuttle service from the community
- Equestrian center with heated stalls, indoor arena, and training
- Beach Club with pools and a tubing hill in winter
- Kids’ Club, cinema, amphitheater, community parks, dog park, fishing pond, tennis and pickleball courts
- Lavender Spa at the Nicklaus Clubhouse (opened in 2025 with hydrotherapy, cold plunges, and infrared saunas)
The real estate spans everything from luxury cabins to full custom estates on golf-frontage lots. Promontory also has an in-house building division (Promontory HOMES) that offers a fixed-price model with base plans you can customize. That’s a decent option if you don’t want the full custom process — but if you do want to build exactly what you envision, you can bring your own builder and architect.
Location: About 15 minutes to Park City’s Main Street and 40 minutes to Salt Lake City International Airport.
Best for: Families who want maximum variety. If you want golf, skiing, horses, kids’ programming, pools, dining, and a packed social calendar all within the gates, Promontory is hard to beat. It’s also the most “community” of the three — you’ll have more neighbors and more scheduled events.
Tuhaye: Resort-Integrated Golf and Ski Living
Tuhaye sits on the hillside above Jordanelle Reservoir, and if views matter to you, this community delivers. You’re looking down at the reservoir and across to the backside of Deer Valley from almost every lot.
The centerpiece is the Mark O’Meara-designed championship course — the only all-bentgrass course in the region. It stretches from 5,200 to 7,800 yards and has been ranked among the best courses in Utah by Golfweek. At 7,000 feet of elevation, the thin air adds distance to every club.
What really sets Tuhaye apart is the Talisker Club membership. When you buy in Tuhaye, you’re buying into a multi-venue club network that includes:
- Tuhaye campus — golf course, spa, fitness center, family pool with water slide, dining
- Tower Club at Empire Pass — a private ski-in/ski-out lounge at Deer Valley Resort
- Courchevel Bistro on Park City’s Main Street
- The Outpost — a private backcountry alpine lodge at 9,000+ feet
- A new adventure camp (2026) with climbing wall and fishing pond, plus a new Deer Valley ski lounge off the Bandana run
The community is master-planned for about 715 residences, with roughly 150 built so far. Lot sizes range from 0.3 to 40 acres across multiple neighborhoods. Custom homes typically run $3M to $10M+, and the median sale price has been around $5.85 million.
Location: About 10 minutes to Deer Valley’s East Village, 20 minutes to Main Street, and 45 minutes to SLC.
Best for: Golfers and skiers who want both lifestyles integrated under one membership. If you want the convenience of Deer Valley ski-in/ski-out access plus a world-class course, Tuhaye is the standout. The homes trend modern-mountain — clean lines, glass walls, natural stone — and the Jordanelle views are some of the best in the area.
Victory Ranch: Space, Privacy, and the Outdoors
Victory Ranch is a different animal. Spread across 6,250 acres outside Kamas along a four-mile stretch of the Upper Provo River, this community is built around one idea: wide-open, four-season outdoor living.
The Rees Jones-designed 18-hole course is excellent, but golf isn’t the main event here. Victory Ranch’s identity is tied to its backcountry — over 3,500 acres of conserved wilderness, world-class fly fishing on the Provo River, professionally designed mountain biking trails, a five-stand shooting facility, guided horseback riding, snowtubing, and yurt camping.
The amenity hubs are thoughtfully designed:
- The Barn — family hub with pizzeria, ice cream shop, sports court, game room, swimming pool with water slide, and pickleball courts
- Wellness Barn — full-service spa, fitness center, juice bar, zen pool lounge
- The Post — community center, gear shop, member services
- Freestone Lodge — riverside dining overlooking the Provo
- 875 Main — a ski-in/ski-out clubhouse on Main Street in Park City
- New golf clubhouse with simulators, ice rink, and additional pickleball courts
Lot sizes here make the biggest statement. Ranch homesites start at 3 acres and go up to 80 acres. Even the cabin home neighborhoods offer more breathing room than you’ll find in the other two communities. Design leans rustic-modern — timber, steel, and stone that blends into the landscape.
Location: About 25 minutes to Park City and 55 minutes to Salt Lake City International Airport.
Best for: Buyers who prioritize privacy, acreage, and authentic outdoor recreation over resort-style convenience. If you want to step out your door and fish a blue-ribbon trout stream, ride trails for hours without leaving the property, or build on 20+ acres with no neighbor in sight, Victory Ranch is the play.
Side-by-Side: What Matters When You’re Building Custom
All three communities have architectural review committees and design guidelines. That means your custom home needs to meet specific standards for materials, massing, and style. Here’s how the key factors stack up:

A Few Things People Don’t Tell You
Club memberships in all three communities come with initiation fees and annual dues that can be significant — often six figures for initiation and $20,000-$40,000+ annually for full golf membership. These aren’t optional. Factor them into your total cost of ownership.
Building timelines are longer in these communities than in the valley. Between architectural review (which can take months), winter weather shutdowns, and the challenge of getting subcontractors to remote job sites, plan for 14-24 months of construction on a custom home.
Site costs vary dramatically. A flat lot on the golf course is a very different build than a steep, wooded hillside with limited road access. We’ve seen site work alone range from $100,000 to $500,000+ depending on the parcel. Always get a thorough site evaluation before you commit to a lot.
