Where does Ensign Custom Homes build?
We build in Salt Lake County, Summit County, Wasatch County, Utah County, and Davis County and are open to other areas to meet client’s needs.
Can you help me find land to build on?
Yes. We have our real estate license for this reason. We understand the risks of land and look at the soil report, if available, check utilities, and review documents such as HOA and CC&R restrictions to mitigate what are typically overlooked risks and costs. We will recommend how to position your house on the lot to take advantage of its unique attributes which may include a walk out basement, capturing a view, providing privacy from neighbors or least desirable views, or even suggest if a rambler or multi-story home would be most suitable.
How long does it take to build my house?
Excluding the preconstruction planning phase, most projects are built in a year to a year and a half depending on the size and complexity. A timeline is put in place and is client-facing to ensure we’re on the same page every step of the way.
What is the preconstruction planning stage?
We like to get a full picture by planning, planning, planning, planning, and then executing the plan.
- Planning: Determining the house plans and getting them engineered
- Planning: Preparing the necessary documents needed for HOA approval, if needed
- Planning: Preparing the documents needed to apply for and obtain permits from cities and counties
- Planning: Finalize the pricing and budget by selecting all the finishes of your house
- Executing the plan: By planning, planning, planning, planning, we minimize the unwanted surprises and are ready to make those plans a reality.
- Once the permit is ready and the financing is in place, the preconstruction planning stage is complete. We are now ready to begin the best part, making your house dreams come true.
How much does it cost to build my house, and how much should I spend on land?
This is a great question. We break the costs down into three main areas.
- Land: This cost is seller dependent.
- Building Costs: For custom homes, one number doesn’t fit all. The building cost is highly dependent on you and the kind of house you have in mind. Is it 3,000 sq ft or is it 20,000 sq ft? Is it modern, or is it traditional? Do you want nice finishes, or will your home showcase luxury throughout? What energy saving components will be included in your house? The answers to all of these questions and more factor into an initial cost per sq ft number which is used to calculate a ballpark building cost. This number is then fine-tuned when the house plans are drawn out and selections are made.
- Landscaping: Do you want to account for grass and a few plants, or do you want to make this an energetic space with a swimming pool, basketball court, or pickleball court? Or, do you want to tackle the outdoor spaces after you move in?
Next, give and take adjustments within these three main areas are made to help clients stay within their budget. For example, if your dream lot is accounting for a large portion of the budget, we could look at where we can slightly reduce the square footage of the house.
